How do I buy residential Property in an LLC with 40% and no personal guarantee?
All loan officers out there I can help with this? I want to buy Rental housing in the Phoenix Area, AZ, with 40% Down. I prefer doing it without a PG, if possible. If is impossible or significantly better Terms are available with a GP, I am open to it. Hopes for 30 years fixed loans (such as loan amounts). All comments appreciated.
Probably not find someone who will do the loan without personal guarantees that if a program portfolio and are usually the arm, then the LLC will have a credit and Income to qualify for the loan itself. World Savings used to these loans. I do not know if Wachovia is to continue with this program or not. Used to do, but generally requires a personal guarantee. You can check with WaMu, too. I do not I think Freddie and Fannie will allow a property that corresponds to an LLC. Allows certainly not the LLC to the borrower. I put the properties in a trust? It could work with Office programs, despite their trust and the borrower will be approved. Just a thought. Good luck.
